Is the market approaching the peak of yesteryear?

Locally, the surprising saga continues this spring. Stories abound about multiple offers and rising prices. Often there are 2, 3 or even a dozen offers plus depending on the price range and the amenities of the home. Many sellers are pleasantly surprised to see their home listing and selling for far more than they would have ever expected. Some homeowners who were in the "distressed" sale category, may now have more home equity than they thought!

How Prices in Danville Have Changed Since the Market Peak in 2005-2007:
Average Closed Price YTD April 2013: $966,827
Avg Closed Price YTD April 2006: $1,217,503
% Change 2013 compared to to peak year 2006: -21%
Danville is still a destination and I believe prices will rise a bit through the summer.
