Real Estate Beat: Alamo Sales - March Stats

More homes sold in Alamo during the month of March this year than during the whole first quarter last year.

For the most part, inventory is fluctuating but staying pretty steady. In Danville, perfect example, we lost 8 homes this week, but gained 8 last week. Blackhawk grew two weeks in a row, but San Ramon decreased. Pleasanton went down then up for a net gain of 2. Antioch continues to decrease, week after week. Amazing to think they had over 1300 homes on the market just five years ago when the foreclosure crisis first began.

Sales for March were strong. In Alamo, we saw 22 sales in March. Consider that last year, we had 21 sales across the entire first quarter. This year, there were 49 sales in Q1.

The sales in March had ppsf ranging from $242 to $481 with a median of $367; sales prices from $439,000 to $3,125,000. Scroll down for details on each of the sales.

  • 210 Alamo Square $439,000 2 bedrooms, 2 bathrooms, 1303 sq foot town home, built in 1975. Sold with 11 days on the market for the asking price or $337/sf.
  • 152 Alamo Square $515,000 3 bedrooms, 2.5 bathrooms, 1889 sq feet town home, built in 1975. This town home was on and off the market over the past two years (nearly—since May 2010). At that time, it came on the market for $624,900; gradually lowered in price until it sold for $510,000 or $270/sf.
  • 170 S Jackson Way $749,000 2 bedrooms, 2 bathrooms, 2000 sq feet, .38 acre lot, built in 1951. This is a charming home with a couple of obstacles to overcome for the sale: the proximity to the freeway, and the fact that it is only a 2-bedroom home. Nicely updated and with a lovely backyard and pool. Sold for $737,500 or $369/sf.
  • 927 Forest Lane $749,900 4 bedrooms, 2.5 bathrooms, 1680 sq feet, .42 acre lot, built in 1957. This home is in a fantastic Westside location—buyers saw great potential. Original condition but lots of interest in this “as-is” sale. Sold for $760,000 or $452/sf.
  • 3107 Lunada Lane $830,000 3 bedrooms, 2 bathrooms, 1821 sq feet, .6 acre lot, built in 1961. Another case of location, location, location and potential. Huge flat backyard with privacy. Sold for $875,000 or $481/sf.
  • 49 Miranda Ct $875,000 3 bedrooms, 2 bathrooms, 2225 sq feet, .56 acre lot, built in 1955. End-of-court location with a flat backyard and pool. Originally priced at $895,000, sold for $850,000 or $382/sf.
  • 42 Kentfield Ct $885,000 4 bedrooms, 2.5 bathrooms, 2828 sq feet, .18 acre lot, built in 1990. Located in Stonegate, the only staffed gated community in Alamo, at the base of Mt Diablo. Wonderfully quiet neighborhood. Originally priced at $925,000, and sold for an undisclosed sales price (listed at $313/sf).
  • 3136 Lunada Lane $899,000 4 bedrooms, 2.5 bathrooms, 2048 sq feet, .45 acre lot, built in 1960. Westside location behind the plaza and next to the Iron Horse Trail. Sold in 6 days for $925,000 or $452/sf.
  • 3001 Golden Meadow Dr $949,000 4 bedrooms, 2.5 bathrooms, 2716 sq feet, .40 acre lot, built in 1989. Located in Bryan Meadow, this originally came on the market in July for $1,099,000. It sold for $890,000 or $328/sf.
  • 306 Livorna Heights Rd $995,000 5 bedrooms, 3 bathrooms, 4331 sq feet, .46 acre lot, built in 1980. This was a bank-owned home with potential, but definitely needed a lot of work. The price and the potential generated multiple offers, and the home sold for $1,046,000 or $242/sf.
  • 3179 Stonegate Dr $1,041,167 3 bedrooms, 2.5 bathrooms, 3052 sq feet, .38 acre lot, built in 1989. Another bank-owned home, in this case the funny price gives it away. Located in the gated community of Stonegate, this had a nice backyard with a pool and views, and a good floor plan. Sold for asking or $341/sf.
  • 109 Lark Ct $1,049,000 5 bedrooms, 3 bathrooms, 3412 sq feet, ½ acre lot, built in 1989. This was a short sale priced for multiple offers—great location, nice home, the price was quite low. The sold price is undisclosed.
  • 3216 Stone Valley Rd $1,050,000 4 bedrooms, 3 bathrooms, 2668 sq feet, .39 acre lot, built in 1973. Nicely updated Whitegate home with pool. Sold in a week for $1,027,000 or $385/sf.
  • 1913 Park Meadow Dr $1,050,000 4 bedrooms, 3 bathrooms, 2874 sq feet, .37 acre lot, built in 1976. Beautiful contemporary home in Whitegate with a pool. Sold in 5 days for $1,055,000 or $367/sf.
  • 2781 Miranda Ave $1,125,000 5 bedrooms, 4 bathrooms, 3900 sq feet, .5 acre lot, built in 1958. This is an absolutely stunning home with the bad luck of being on a rather busy road. Set back behind gates, and very private—on and off the market since September of 2008 when it was priced at $2,165,000–but became a short sale when the price was lowered. Sold for $1,025,000 or $263/sf.
  • 1829 Fallbrook Dr $1,179,000 4 bedrooms, 3.5 bathrooms, 3154 sq feet, .53 acre lot, built in 1980. Whitegate contemporary with pool. Originally came on the market in September for $1,345,000, this sold for $1,135,000 or $360/sf.
  • 2533 Stone Valley Rd $1,199,900 4 bedrooms, 4.5 bathrooms, 3365 sq feet, .52 acre lot, built in 1992. Very pretty house, but the busy road was the challenge. Originally came on the market in October of 2010 for $1,399,000, and sold for $1,170,000 or $348/sf.
  • 235 Saint Paul $1,275,000 4 bedrooms, 3 bathrooms, 3636 sq feet, .46 acre lot, built in 1980. This home is located in a lovely neighborhood, near Round Hill, and for some reason was slow to sell. Originally came to market in May of 2009 for $1,499,000 and sold for $1,239,000 or $341/sf.
  • 101 La Serena Ave $1,295,000 5 bedrooms, 3.5 bathrooms, 4208 sq feet, .35 acre lot, built in 1951. La Serena is a wonderful street, but the location of this house is closer to Danville Blvd than would be ideal. Located right on the Trail with a lot of sq footage and a pool. It first came on the market in January of 2011 for $1,579,000, and sold for $1,280,000 or $304/sf.
  • 120 Via Copla $1,299,000 5 bedrooms, 3 bathrooms, 3887 sq feet, .44 acre lot, built in 1971. Originally came on the market in September of 2011 for $1,425,000 and sold for $1,267,500 or $326/sf.
  • 1599 Hillgrade Ave $1,799,000 5 bedrooms, 5 bathrooms, 4053 sq feet, 2.09 acre lot, built in 1915. Very unusual property—a long driveway up to a large lot with spectacular views. Incredibly secluded. Originally came on the market in July of 2010 for $2,595,000 and took big drops to its final price. Sold for $1,545,000 or $381/sf.
  • 135 Smith Rd $3,475,000 6 bedrooms, 7.5 bathrooms, 7887 sq feet, .93 acre lot, built in 2010. Originally priced at $3,850,000, this sold after 265 days on market for $3,125,000 or $396/sf.
