San Ramon Valley Real Estate Update

Inventory may be dropping a bit as we head toward the holidays, but there are still plenty of homes to choose from.

The weather is fine and it still feels like summer most days, but the holidays are swiftly approaching.

Costco is ready for the holiday shopper already in October — when you walk in the front door, you won’t see pumpkins or witches on broomsticks, but rather several Christmas trees with lights shining.

The season is evident in the real estate market, too. Inventory is down a bit and fewer new listings are popping up.

Thursday is Broker’s Tour day for Alamo, Danville, and San Ramon — the day we introduce our new listings to the market. Yesterday on tour there were only 27 new listings across the Valley: three in Alamo, none in Blackhawk or Diablo, nine in Danville and 15 in San Ramon.

Here are a few highlights of the inventory:

In Alamo, with 93 homes on the market:

  • 1 is under $500,000
  • 18 are between $500,000 and $1 million
  • 38 are between $1 million and $1.5 million
  • 20 are between $1.5 million and $2 million
  • 11 are priced in the $2 millions
  • 3 are priced in the $3 millions
  • 2 are for sale at $11.8 million & $13.8 million
  • The median home is $1,359,000
  • Average days on market: 113

In Blackhawk, with 39 homes on the market:

  • 1 is under $500,000
  • 12 are between $500,000 and $1 million
  • 6 are between $1 million and $1.5 million
  • 10 are between $1.5 million and $2 million
  • 5 are priced in the $2 millions
  • 1 is priced in the $3 millions
  • 4 are for sale at $4.5, $5.5 million, $5.5 million and $10.5 million
  • The median home is $1,550,000
  • Average days on market: 135

In Danville (including Diablo), with 208 homes on the market:

  • 24 are under $500,000
  • 119 are between $500,000 and $1 million
  • 43 are between $1 million and $1.5 million
  • 8 are between $1.5 million and $2 million
  • 6 are priced in the $2 millions
  • 4 are priced in the $3 millions
  • 4 are for sale at $4.2 million, $4.9 million, $5.5 million and $6.1 million
  • The median home is $849,000
  • Average days on market: 90

In San Ramon, with 231 homes on the market:

  • 61 are under $500,000
  • 155 are between $500,000 and $1 million
  • 13 are between $1 million and $1.5 million
  • 2 are for sale at $1,550,000 and $1,575,000
  • The median home is $650,000
  • Average days on market: 57
