Is it true that July brings a sleeping pill to the real estate market?

Truth or myth? The real estate market slows down in July. 

Traditionally, yes, things slow down in July. And more so in August, and become dead by the time the holidays hit.

Keep in mind, however, well-priced homes that are desirable will sell in any season. On Christmas Day, the buyers that are out looking are only the serious buyers. The few homes available to see that day (vacant, most likely) will be the only choices.

I was among many happy Danville residents at the parade this 4th of July. I spent the 3rd of July staking out my parade viewing spot. This sounds like I’m a parade fanatic (and when it comes to the Danville 4th of July parade, you may be right), but the truth is that the 3rd of July is a blast.

I am lucky to work at Sotheby’s, and we have an office front and center on Hartz Avenue: so I was able to “work” and hold a great spot for my parade-viewing chair at the same time.

The parade is a charming, delightful, Danville tradition that I love to introduce new families to. But, I was not showing homes over that weekend. As far as I was concerned, it was a holiday weekend, and no one was looking. But I was surprised (and delighted) that other agents were working, and many of my listings had showings that weekend. 

The whole month of July, which is supposed to be slow (with many people of vacation), has in fact, been pretty busy.

Today in Alamo, there are 23 homes that went pending so far this month. In Danville, that number is 55. This compares to sales in the month of June: 19 in Alamo, and 89 in Danville. 

So far, sales in July are optimistic (considering most sales close at the end of the month, and we're not there yet). 52 sales so far in Danville, 13 so far in Alamo.

Inventory is up, at least compared with the dead of winter — but buyers are still feeling like things are picked over. Just yesterday I received two calls from agents wanting to show two different homes that I have pulled off the market (in both cases sellers decided to wait, sell later but not now).
